We use the standard lease which was created by the Greater Las Vegas Association of Realtors.
Rents are due on the 1st of the month with a grace period to the 5th. If the sole source of income is from retirement or social security which has a delivery date other than the 1st we will take that into consideration.
Tenants have the phone number and email address for the Property Manager as well as have the ability to contact the manager via Buildium.
If it is an emergency the call will be returned within the hour when possible. For standard questions return time is within 24 hrs, however sooner is always better!
A property inspection is performed within 30 days after a tenant renews their lease. This is included as part of the Renewal Fee paid by the owner. The inspection report and photos will be accessible to the owner through Buildium. The inspection is for the owner and the tenants benefit. Each will be notified via email of anything they need to do to maintain the integrity of the home.

When a maintenance request is received from the tenant if there is a Home Warranty they will be contacted and the tenant will be contacted by the vendor assigned by the Home Warranty Company.  When there is no Home Warranty, depending on the approximate cost of the repair the Property Manager will proceed with contacting the appropriate vendor for the job, requesting an estimate if time permits and either proceeding with the repair or contacting the owner for authorization if the costs exceeds the agreed upon amount in the contract. We use only licensed vendors.

We have licensed vendors for practically any job that may arise. We can handle anything from slab leaks to roof repairs and pretty much anything in between.
Based on years of experience, generally one quote is sufficient for minor jobs. If it is a large job we will get two quotes however if the owner requests more than two they will be charged for each additional quote.
Sure, if you want to appear in court or face a law suit!!!  The proper way to handle this situation is to serve a 5 Day Pay or Quit Notice to begin the eviction process.
