We use the standard lease which was created by the Greater Las Vegas Association of Realtors.

As part of the account setup process the owner provides their bank account information so we can pay them via Electronic Funds Transfer (EFT)

Our online program allows the property owner to setup their own password so they can access their account to view their statements, see if the rent is pay, access the tenants lease as well as the owners documents.

The program is called Buildium

Vacant units are only charged the minimum management fee if we are paying bills for maintenance, pool or lawn service.
Home Warranties are strongly recommended as they greatly reduce the amount of repair expenses on their property. In many cases the tenant may be responsible for paying the service call fee. It also allows both owner and tenant to be able to afford to keep repairs made on the property therefore maintaining the value of your home.
Landlord/Tenant insurance is not only recommended but required.

We use a licensed processing company rather than run the applications in house. This generally gets the job done faster and more thorough.

We collect a credit report, employment verification, residency verification and criminal background check on each applicant.
